What is Whitetail Club?

Whitetail Club is a private club located in McCall, Idaho and is situated on scenic Payette Lake. The Club features exceptional golf, lodging, tennis, racquetball, swimming, fitness, fishing, hiking/biking, cross country skiing and social amenities. The Club is currently offering Resident Memberships.
Who owns the Club Facilities?

WWhitetail, a Club for All Seasons, LLC, an Idaho limited liability company (the "Company"), doing business as Whitetail Club, owns the Club Facilities.
What facilities will the Club offer?

Members, their families and guests will enjoy the following exceptional Club Facilities and amenities:
  • 18-hole championship golf course designed by Andy North and Roger Packard
  • Whitetail Golf and Practice Facilities
  • Clubhouse featuring a lounge and golf shop
  • Whitetail Village Tennis facilities
  • Fish & Swim Club featuring a variety of family activities and a swimming pool and spa
  • Stocked fishing ponds (catch and release)
  • Hiking and biking trails with cross country skiing in the winter
What other facilities can members use?

Members of the Club, including family and guests will be entitled to use the Whitetail Lodge Facilities, in accordance with an Access and Use Agreement, which is available for review in the Membership Office. The right of such persons to use the Lodge Facilities shall continue after any equity conversion of the Club or at sale of the Club Facilities. The Lodge Facilities include:
  • Whitetail Lodge, including Member's Pavilion, lodge suites, dining, lounge and extensive meeting and banquet facilities, executive theatre and presentation room, fitness and massage facilities
  • Racquetball facilities
  • Tennis facilities
  • Swimming pool and spas
How many memberships will be offered in the Club?

The maximum number of members who have full golf privileges will not exceed 375 per 18 hole golf course.
What are the privileges of Membership?

Members will be entitled to use all of the golf, lodging, tennis, racquetball, swimming, fitness, fishing, hiking/biking, cross country skiing, and social amenities of the Club. Members will not be required to pay greens fees for use of the golf facilities, or court fees for use of the Club's tennis facilities, but will be required to pay other applicable fees and charges such as golf cart or trail fees, if any. Advance sign-up privileges for golf tee times and tennis court times will be determined by the Club from time to time.
What are the special features of membership in the Club?

Membership in Whitetail Club currently offers a number of special features such as:
  • Immediate Family Privileges. A member, his or her spouse and their unmarried children, under the age of 25 who are living at home, attending school on a full-time basis or in the military are entitled to membership privileges without having to pay additional membership dues.
  • Extended Family Privileges. The parents, children who do not fall within the definition of immediate family, grandparents, grandchildren and great grandchildren of the member and spouse and the spouses of such family members are also entitled to use the Club Facilities upon payment of preferred fees.
  • Reissuance of Resident Memberships Prior to Membership Sell-Out. Resident Members will have their memberships acquired by the subsequent purchaser of their residence or home site, subject to approval by the Club, without recourse to any waiting list.
  • Preferred Pricing. Members are entitled to receive preferred pricing on all food and beverage purchases, on a variety of goods and services purchased at the Club, and on lodging accommodations.
  • Inheritability. Upon the death of a member, the membership can be transferred to his or her spouse or adult child subject to the terms provided in the Membership Plan.
  • Concierge. A concierge service is available which will enable members to arrange for a variety of personal services and business assistance.
  • Club Newsletter. Members will receive a periodic newsletter containing information about events and activities at the Club and other items of interest.
  • Website. The Club's website located at www.whitetailclubproperties.com provides members with access to important up to date Club information and a separate member's only link to Club activities and information.
Will my family members be welcome at the Club?

Yes. The ability to spend quality time with members of the family is of paramount importance these days. The Club is committed to providing a pleasant environment where this can be accomplished. Each membership in the Club is a family membership, which includes full privileges for spouses and unmarried children under the age of 25 who either live at home, attend school on a full-time basis, or serve in the military.
May I invite guests to the Club?

Yes. Having your friends enjoy the Club's outstanding facilities with you is a wonderful attribute of membership in the Club. Therefore, members are entitled to have guests use the Club Facilities in accordance with the member's category of membership and the rules and regulations adopted by the Club to preserve the exclusivity of its facilities. The Club reserves the right to allow unaccompanied guests to play golf upon the payment of an unaccompanied guest fee in accordance with the Rules and Regulations of the Club.
Can members be assessed to cover any operating deficits or capital improvements?

No. Members will not be subject to any liability for capital or operating assessments for the costs and expenses of ownership or operation of the Club or the Club Facilities unless the club is converted to equity, member-owned Club. The Company will pay all operating deficits incurred in the operation of the Club Facilities and will retain all operating revenues resulting from operation of the Club Facilities.
Will there be capital improvements made to Club Facilities?

Yes. The Club's current capital improvement plan includes a new swimming pool, hot tub, and other improvements to the Fish & Swim Club. As stated before, members will not be charged for any costs to improve Club Facilities.
Who is eligible to acquire a membership in the Club?

Resident Memberships will be offered to purchasers of residences and home sites in Whitetail Estates or such communities designated by the Company. Subject to being approved for membership in the Club, each purchaser of a residence or home site in Whitetail Estates or Other Designated Communities must become a Resident Member of the Club prior to the real estate closing.
How do I become a member?

Each person who purchases a residence or home site in Whitetail Estates or Other Designated Communities must mail or deliver to the Membership Director a fully completed and signed Membership Agreement prior to the closing date of the property in Whitetail Estates or Other Designated Communities, along with a check for the required membership deposit, if applicable.
I understand that the membership program at Whitetail Club is a "Convertible Equity Membership Program". What does that mean?

The membership plan documents provide that the Club can be converted to equity, member-owned club at the discretion of the Company. In the event the Company determines to convert the Club to equity, member-owned club, a special meeting of the members will be held to vote on whether or not the Club should be converted. If a majority of the eligible votes of the members are voted in favor of conversion, the Club will be converted to equity, member-owned club. In equity, member-owned club, the members ultimately vote on matters affecting the club and manage and control the operation of the club and the club's facilities. However, control of the equity, member-owned club will be retained by the Company until all equity memberships are sold, or earlier in the discretion of the Company.
Can I rent my residence in Whitetail Club Properties and will my lessee have use of Club Facilities?

Yes. A member may rent his or her residence for a minimum of 30 days and may designate the lessee as his or her guest to have access to the Club Facilities based on availability. During the period when the lessee is the designated guest user of the membership, the lessor will continue to have membership privileges.
