The following questions and answers are designed to provide an understanding of Whitetail Club and the membership opportunity available at the Club. As these questions and answers are only summary in nature, you should read the Membership Plan and Rules and Regulations prior to purchasing a membership.
ANSWER - Whitetail essentially consists of a private country club combined with an elegant lakeside resort lodge that is available to both club members and the public. The lakeside lodge, golf course and residential neighborhoods cover approximately 1300 acres.
ANSWER - Located in McCall, Idaho, the Whitetail Club and Resort is situated on Lake Payette in the Payette River Mountains (part of the Rocky Mountains) just 100 miles due north of Boise, Idaho
ANSWER - Boise International Airport has direct flights to and from 19 cities throughout the country. After arriving in Boise, most people will drive from Boise following Highway 55 along the beautiful Payette River to McCall and the Whitetail Club. The drive takes approximately two hours. People coming from the Seattle area will take WA Highways through Pullman to Lewiston, ID. From there they can follow Idaho Highway 95 to New Meadows and then a short leg on Idaho Highway 55 to McCall. This drive is approximately 7.5 hours. If you own your own aircraft or wish to charter, McCall Municipal Airport has a runway of 6100 feet capable of handling most private aircraft including jets (Citation, Gulfstream, etc.).
ANSWER - The Lodge at Whitetail has 77 elegantly appointed suites that are available for guests and customers. McCall also has a number of other lodging options all located within a few minutes of Whitetail.
ANSWER - Regardless of your desires, Whitetail has a variety of real estate offerings suitable for your needs. Property choices include home sites (lots) and spectacular custom designed spec homes.
ANSWER - From the beginning Whitetail was intended to provide an exclusive environment in a private setting. It is the only community in the Payette River Mountains with security gates. There are two approved phases and another awaiting approval. Together the three phases will provide only 300 opportunities to build a custom home. There are additional development plans for adjacent properties owned by the Developer which include the exciting commercial property called River Walk.
ANSWER - Two levels of Club Membership are available and one or the other is included in your purchase. You may decide which level of membership you prefer; either Full Membership or Social/Sport Membership. Each program has different benefits and costs. As an example, the Full Membership monthly dues are $475 per month and include unlimited golf play with no cart fees. The Social/Sport Membership expense for monthly dues is $275 and includes restrictions on golf play. Additionally, the Social/Sport Membership features a Food and Beverage minimum of $300 quarterly. The Club is a non-equity club with Full and Social/Sport Membership initiation fees are returned on re-sale subject to a transfer fee.
ANSWER - There are almost unlimited opportunities to enjoy life and the outdoors either on site or in the surrounding area. On site facilities include both outdoor and indoor tennis, racquet ball, basketball, swimming pools, hot tubs, stocked fishing ponds, hiking, biking, kayaking, water skiing, jet skis, lake fishing, boating, sailing, Nordic skiing and snow shoeing, pool, shuffleboard, as well as a movie theater and multiple dining venues. Nearby you have access to two ski mountains (Brundage – 10 minutes; and Tamarack – 25 minutes), white water rafting, hunting, fly fishing, hot springs, hiking, gem hunting, historic mining towns, and all the shopping and dining in our little town of McCall.
ANSWER - Our governing documents include architectural Design Guidelines requiring the submittal of full plans and specifications prior to the start of construction. Additionally, each lot has an approved building envelope in which the home must be located. A Design Review Committee reviews and approves each plan insuring that it is of the appropriate aesthetic, size, and quality for the Whitetail community. A Design Review fee of $3,000 and a Construction Deposit of $5,000 are required.
ANSWER - Your lot will be in either in the jurisdiction of the City of McCall or the jurisdiction of Adams County. Regardless, when you build your home, as in any other place, there will be fees associated with building permits. Water and sewer connection fees of $4,400 and $5,000 respectively are payable to the City of McCall. Adams County properties will have private on site water and waste water disposal systems.
ANSWER - Like most quality, private communities, Whitetail has a Home Owners Association which is responsible for the maintenance of streets and common areas. The current HOA fee for Whitetail is a very reasonable $225 per month regardless of which type of property you own.
ANSWER - Unlike so many other resort home developments that rely on “pre-sales” to secure construction financing, the developer of Whitetail has built all the existing amenities with cash. Each lot that is sold has all the utilities and roads completed prior to being offered for sale. The exquisite Lodge, the Golf Club House, the Fish & Swim Club, the spectacular Andy North golf course, the marina and the Tennis and Event Pavilion are completed and debt free.
ANSWER - There have been two limited releases of property since our sales program began in the summer of 2005. Of the properties actually made available 71 have been sold and closed at prices ranging from $450,000 to One Million Dollars including the Club Membership. There are currently 31 single family home sites offered for sale at prices from $495,000 to $800,000. In this short period of time there are already nine homes completed and another eight underway. These homes range in size from 3500 to 12,000 square feet.
